Site costs are the costs created by the physical conditions of the property and the work required to make construction possible. Soil and footing requirements, excavation, rock, slope, retaining walls, stormwater, service connections and restricted access can materially change a project budget before finishes are even considered.

Soil and foundations affect what happens below the house
Foundation design responds to the site and proposed structure. Soil information, site levels and engineering help determine the footing or slab requirements.
The cost effect is not just concrete volume. Excavation, spoil removal, groundwater conditions and access for equipment can also matter.
Rock and excavation create uncertainty if the site is not understood
Excavation is a common area for provisional sums because subsurface conditions may not be fully known at contract stage. Better site information reduces assumptions but cannot always eliminate them.

Slope, retaining and drainage can become major project components
A sloping block may require stepped foundations, retaining structures, more complex drainage and additional temporary works. Retaining near boundaries or existing buildings can also affect engineering and construction sequencing.
Stormwater design should be considered early because the finished levels, roof drainage and legal point of discharge can influence the site works.
Access changes productivity and construction method

Can a soil test tell me the final site cost?+
