What Happens During a Builder Site Inspection?

A good site inspection is about understanding the property before making promises about scope, cost or construction method.

Short answer

During an initial builder site inspection, the builder reviews access, levels, the existing building, likely work areas, services, drainage, neighbouring conditions and other practical constraints. It is not a substitute for formal survey, engineering or statutory inspections, but it helps identify what information is needed next.

What the builder is trying to understand

The purpose is to connect the proposed scope to the real property. Drawings can show dimensions, but the site visit reveals access, existing conditions and practical construction issues that may not be obvious on paper.

What to have ready

If available, provide plans, title information, surveys, engineering, previous permits and any existing reports. If you are still at idea stage, a clear list of priorities and photos or sketches can still make the visit productive.

What the visit cannot confirm by itself

A visual builder inspection does not replace a feature and level survey, soil report, structural engineering, planning advice, building surveyor decisions or specialist investigations.

The useful outcome is often a list of the next checks required to reduce uncertainty.

After the inspection

The next step may be concept design, additional investigations, a preliminary estimate, clarification of scope or a more detailed quotation depending on how developed the project is.

How long does an initial site inspection take?+

It depends on the property and scope. A simple project may be reviewed quickly, while a complex renovation or extension may require more time and follow-up information.

Do I need plans before a builder visits?+

No. Plans help, but an early site visit can still be useful if you have a clear project brief.

Is a builder site inspection the same as a building surveyor inspection?+

No. A builder site inspection is usually for feasibility, scope and construction planning. Mandatory statutory inspections are carried out by the relevant building surveyor or their representative under the building permit.

Can a site inspection give a final fixed price?+

Usually not on its own. A reliable final price also needs sufficient design, specification, engineering and scope information.
