How to Choose a Registered Builder in Victoria

Choosing a builder is not only about the lowest quote. Check that the builder is properly registered for the work and that the proposed process, scope and communication fit your project.

Short answer

Start by checking the builder or building company through the Building and Plumbing Commission’s public practitioner search. Then assess whether the builder has relevant project experience, provides a clear scope and contract, communicates well, and can explain how changes, payments, documentation and site management will be handled.

Verify registration independently

Do not rely only on a logo, advertisement, quote or verbal statement. The BPC recommends checking that the practitioner or company is currently registered for the type of work you need and reviewing any published conditions or compliance information.

Look for experience that matches your project

A builder who regularly handles occupied-home renovations faces different planning and sequencing issues from a builder focused only on greenfield new homes.

Ask about projects with similar structural work, access conditions, size and level of finish.

Compare scope, not just total price

A lower quote may simply exclude work, use different allowances or rely on more assumptions. Read the inclusions, exclusions, drawings and specification alongside the price.

Ask how unknowns, selections and variations will be handled before signing.

Assess the working relationship

Residential construction involves many decisions over a long period. Clear communication, record keeping and a defined process for approvals and issues are practical selection criteria, not just customer-service extras.
