NOW-OR-NEVER BUILDING DECISIONS
Building Inclusions to Decide Early: What Is Expensive to Add Later?
Some upgrades are easy before construction closes the walls and expensive once the home is finished.
Short answer
The best early decisions are the ones that affect structure, concealed services or access. Extra electrical circuits, data cabling, EV charging capacity, solar preparation, insulation, plumbing points, blocking for future fixtures and heating or cooling provisions are usually easier to coordinate during construction than after plaster, cabinetry and landscaping are complete.
Electrical and data capacity is easier to plan before plaster
- ✓Power points in realistic furniture locations
- ✓Dedicated appliance circuits
- ✓Data cabling and Wi-Fi access points
- ✓Security and camera cabling
- ✓EV charger circuit or conduit
- ✓Solar and battery provisions
- ✓Outdoor power and lighting
Structure should anticipate known future loads
If you know you may later install heavy wall-mounted items, ceiling equipment, large sliding doors, awnings or other fixtures, tell the design and construction team early.
Timber blocking, steel support and access provisions are simple to coordinate while framing is exposed and far more disruptive after finishes are complete.
Energy upgrades should be built into the envelope
Insulation, airtightness measures, window performance and shading are difficult to improve once the external envelope and internal linings are finished.
For new homes, 7-star and Whole-of-Home requirements should be integrated into the design rather than treated as a late compliance exercise.
Think about future family changes
- ✓Step-free entry where practical
- ✓Wider circulation in key areas
- ✓Ground-floor bathroom access
- ✓Future study or bedroom conversion
- ✓Provision for multi-generational living
- ✓Storage that can adapt over time
Questions homeowners ask
What should I decide before framing is complete?+
Structural supports, major openings, service routes, electrical locations, plumbing points and other items hidden by wall and ceiling linings should be resolved early.
Should I pre-wire for an EV charger?+
If an EV is likely in the future, discussing switchboard capacity, conduit and circuit requirements during construction can reduce later disruption.
Is extra insulation easy to add later?+
Not usually in enclosed walls and ceilings. It is much easier to specify the intended insulation strategy before linings and cladding are complete.
Can I add solar later?+
Yes, but roof layout, switchboard capacity, inverter location and cable pathways are easier to plan during the build.
